Morningside Neighborhood | Atlanta, GA

Morningside is located in the northeast area of Atlanta – from Piedmont Road east to Briarcliff Road and from Amsterdam Avenue north to the rail line.   Johnson Estates, Lenox Park, University Park, & Noble Park are within the Morningside Neighborhood boundaries. Development in Morningside began in 1923.  By 1925 development on North Highland added shops to the area (now in the building where Rosebud Restaurant  is located).   Morningside Elementary  opened in 1929.  Johnson Estates & Hylan Park began development in 1930.  Atlanta architects Ivey and Crook designed homes in Lenox Park which began development in 1931.

There is a diverse architectural history in Morningside with a mix of English Tudor, English Cottage, Craftsman, Mid-century Ranches, French & Spanish inspired homes and new construction homes including a few contemporary. 

Today Morningside Neighborhood is a cohesive community with an active association known as Morningside Lenox Park Association and a Morningside Neighborhood Security Patrol.  Morningside is a very beautiful and walk-able neighborhood.  Streets are lined with trees & sidewalks.  There are great restaurants, shops and parks in Morningside.  Parks in the neighborhood include:  the Sunken Garden, Noble Park, Morningside Nature Preserve, Daniel Johnson & Herbert Taylor Park, and Sydney Marcus Park.

United Way Shoebox Project

Being Homeless Hurts.   United Way Helps.

United Way’s Shoebox Project.  Comfort for Atlanta’s Homeless.

Bring hope for change by filling an empty shoebox or two with some items of necessity for Atlanta’s men, women & children.     Click here to find out what is NEEDED in the shoeboxes.    I will be collecting shoeboxes for United Way’s Shoebox Project through May 8th.  Contact me to find out how you can help/donate.   I will pick up from you or arrange for drop off.

NEEDED:   empty shoeboxes (all sizes are welcomed!) along with toiletries, socks & childrens items to put in the shoeboxes to aid our homeless.     Please visit this site to find out what can/cannot be included in the boxes.    

Empty shoeboxes or any unopened toiletries are welcomed!    You are welcome to decorate the exterior of the boxes but the boxes CANNOT be sealed shut – must be able to look inside at the contents of each shoebox.

Inman Park Restaurant Week

Inman Park Restaurant Week is March 28 – April 3, 2011.   Enjoy a taste of Inman Park  when eleven of our favorite restaurants & chefs will be opening their doors in support of Open Hand, whose mission is to help people prevent or better manage chronic disease through better nutrition by combining home-delivered meals and nutritional education to those in need.    Participating restaurants include Wisteria, Pure , Sauced, Rathbun’s, Rathbun’s Steak House, Fritti’s, The Albert, North Highland Pub, Victory Sandwich Bar, Parish, Park’s Edge, & Sotto Sotto. Menu’s priced from $15 to $35.  For details check out the site Inman Park Restaurant Week Site.

Each restaurant will be selling raffle tickets for $1/each.  The three winners of the raffle will win a hosted hor d’ouerves, beer &  wine party at Kevin Rathbun’s Steak’s Patio for 10 of their friends.  Each Inman Park restaurant will bring tastes from their restaurants for the winner.  The winner will be announced at the end of the restaurant week.

Atlanta Sellers – Buy Owner - the do it yourself listing company is looking for a buyer.  They have recently filed for bankruptcy and looking to sell their assets.   It is not surprising in the recent housing market that Buy Owner would not be able to survive.  You need more than just a yard sign, lockbox and presence in the FMLS to sell your house.   You need hands on contact with an agent who can market and promote your house along with keeping you informed of the current market conditions and how they impact your home sale.  Many homeowners are now facing the reality of needing to sell and dealing with their home value being less than what they owe.  Ouch.  Find an agent who can SELL your house – not just list it.  It could be that you need to do a short sale and more than anything – you want someone to handle the transaction for you.  It’s called a Buyers Market for a reason!

56,512 Reasons Why NOW is a Better Time to A Buy Home- Even Without Tax Credits

Now is a great time to buy a home or investment property with the historically low interest rates.  For most buyers it is even a better time to buy NOW than it was with the $8,000 tax credit which was offered to first time buyers.  Why?  With the interest rates as low as they are – 4.375% for conforming loans – you can save more money per year on interest over a period of 5 to 7 years than you would if you had the tax credit check.  Another advantage of the low interest rates is that they are available to anyone with the qualifying credit scores – not just first time buyers.    Now you wont get a check in the mail but over the life of your loan – it will be a huge savings.  Just how huge you ask?

Take a $300,000 loan with 30 year fixed loan.  Monthly mortgage payments with an interest rate of 5.25% (interest in April 2010)  would be $1,649.40/month (principal and interest).   The same mortgage amount of $300,000 with current interest rate of 4.375% produces a monthly payment of $1,492.42 (principal & interest).  A difference of $156.98 a month which translates to $1,883.76 a year.  Based on the National Association of Realtor’s statistics – most homeowners stay in a home for 5 to 7 years.  In just 5 years – a buyer would save $9,418.80.  $1,418 MORE than the $8,000 tax credit.  If you were to stay in your house for 30 years – it would be a savings of $56,512,80.  Now that’s 56,512 reasons to buy with the current low interest rates.
